Living in Eastvale

Eastvale sits in the northwest corner of Riverside County, bounded by Interstate 15 on the east, the 60 on the north, Hellman Avenue and the Chino city line on the west, and the Santa Ana River and Norco on the south. Until the late 1990s the area was mostly dairies and farmland. Suburban neighborhoods filled in quickly after that, and voters approved incorporation as a city in 2010.

Because it grew so fast, Eastvale's housing is unusually consistent: largely single-family homes built since the late 1990s, many of them two-story, plus newer townhome and small-lot communities. Many tracts have homeowners associations, and much of the city was financed through Community Facilities Districts, so Mello-Roos special taxes come up on a lot of listings. Mailing addresses read Corona (92880) or Mira Loma (91752), even though both ZIP codes are inside Eastvale city limits.

Most of the city is served by Corona-Norco Unified School District, including Eleanor Roosevelt High School, which opened in 2006; a portion of the east side is in Jurupa Unified School District. Parks are run by the Jurupa Community Services District west of Hamner Avenue and the Jurupa Area Recreation and Park District to the east, and Eastvale Community Park on Citrus Street is the city's big sports park. The Santa Ana River corridor along the southern edge adds open space.

Shopping clusters along Limonite Avenue: Eastvale Gateway at Hamner, Eastvale Marketplace at Sumner and The Merge at Archibald. Across Hamner from Eastvale Gateway, the 158-acre Downtown Eastvale project on the former Leal dairy property is planned around a new City Hall, library, public plaza and new homes. I-15 connects south to the 91 in Corona, and Ontario International Airport is a short drive north. For current pricing, ask Jorge for a free market report.

Buying a home in Eastvale

In Eastvale, the purchase price is only part of the payment. Ask for the property tax bill on every home you like: Mello-Roos special taxes vary by tract, can noticeably raise your monthly cost, and some bonds pay off sooner than others. Add HOA dues and compare homes by total monthly payment, not list price. Confirm whether the address is in Corona-Norco or Jurupa Unified. Because many homes here are similar in age and layout, condition and upgrades make the difference. Ask whether solar panels are owned or leased, since a lease has to be transferred in escrow. Jorge can line up financing options that fit.

Selling a home in Eastvale

If “sell my house in Eastvale” is on your to-do list, expect to compete with nearby homes of the same age and floor plan, so price and presentation decide who wins. Point out what sets yours apart: an upgraded kitchen, owned solar, a larger lot, a remodeled yard or a Mello-Roos bond that pays off sooner. Have HOA documents, CFD details and solar contracts ready before listing so escrow stays on schedule. Jorge works in both Riverside and San Bernardino counties, including a recent sale in Winchester, and markets your home in English and Spanish. FAQ

Eastvale real estate FAQ

Is Eastvale in Riverside County or San Bernardino County?

Eastvale is in Riverside County, even though it borders Chino and Ontario in San Bernardino County. It became a city in 2010. Its ZIP codes are 92880, which uses Corona mailing addresses, and 91752, which uses Mira Loma mailing addresses; both cover homes inside Eastvale city limits.

Do most Eastvale homes have Mello-Roos?

Many do. Much of Eastvale was built in the 2000s using Community Facilities Districts to pay for schools, roads and infrastructure, so special taxes appear on many property tax bills, and many tracts also have HOAs. Amounts and payoff dates vary by tract, so review the tax bill for each home. Jorge can walk you through it line by line.

Is Eastvale a good place to buy a home?

Eastvale offers newer housing, access to I-15 and the 60, Corona-Norco Unified schools for most addresses, large sports parks and growing shopping along Limonite Avenue. The trade-off is that many homes carry Mello-Roos and HOA costs. Whether it fits depends on your budget, so ask Jorge for a free market report comparing Eastvale with nearby Chino and Ontario Ranch.

Is new construction still available in Eastvale?

Some, though Eastvale is largely built out. The biggest new project is Downtown Eastvale on the former Leal property at Hamner and Limonite, which is planned to include new homes alongside a civic center. Jorge can help you compare builder pricing and incentives with resale homes nearby, so you know what the new-home premium really buys.

Can I get help in Spanish to buy a home in Eastvale?

Yes. Jorge Viteri is a licensed California real estate agent (DRE #01739762) based in Chino, which borders Eastvale on the west, and he offers full service in Spanish. He can explain Mello-Roos disclosures, HOA documents, escrow and loan options in plain Spanish, and he has worked in real estate since 2006.
