Living in Jurupa Valley

Jurupa Valley became a city on July 1, 2011, uniting long-established communities including Mira Loma, Glen Avon, Pedley, Rubidoux, Sunnyslope, Indian Hills and Jurupa Hills. It sits north and west of the Santa Ana River, directly across from downtown Riverside, with Eastvale to the west and the San Bernardino County line to the north. Because the city is so new, older deeds and listings often show Mira Loma or Riverside for addresses that are now in Jurupa Valley.

The housing stock is what sets Jurupa Valley apart. Much of it is single-story ranch homes from the 1950s through the 1980s on lots far larger than a typical tract parcel, and many properties in Pedley, Sunnyslope and Glen Avon allow horses and other animals, with riding trails and public arenas nearby. Newer subdivisions have filled in around Mira Loma near the Eastvale border, and Paradise Knolls in Pedley is a newer master plan, designed with equestrian amenities, on the site of a former golf course. You can compare a 1960s ranch on a half acre with a recent build in the same afternoon.

Interstate 15 runs along the western edge and State Route 60 crosses the north side, so Ontario International Airport is a short drive away. The Jurupa Valley/Pedley Metrolink station on the Riverside Line offers a train toward Los Angeles Union Station, and Flabob Airport serves private pilots. Limonite Avenue and Mission Boulevard are the main east-west corridors, and Van Buren Boulevard links south to Riverside and the 91.

For time outdoors, there is Rancho Jurupa Regional Park, the Santa Ana River Trail, the Jensen-Alvarado Historic Ranch and the Jurupa Mountains Discovery Center. Golfers have four courses within city limits: Goose Creek, Indian Hills, Jurupa Hills and Oak Quarry. Most of the city is served by Jurupa Unified School District, with a small area in Corona-Norco Unified.

Jurupa Valley neighborhoods & communities

Mira Loma

On the west side near I-15 and the Eastvale line, Mira Loma mixes older ranch homes with newer tract neighborhoods off Limonite Avenue. Goose Creek Golf Club is here, along with much of the city's warehouse and distribution space.

Pedley

Pedley is the center of Jurupa Valley horse country, with many homes on large lots, riding trails and room for barns, corrals or an arena. It is also home to the city's Metrolink station and the newer Paradise Knolls community.

Glen Avon

North of Mission Boulevard toward SR-60 and the Jurupa Hills, Glen Avon has mid-century homes, larger lots and some newer infill construction. The Jurupa Mountains Discovery Center is close by.

Rubidoux

Along the Santa Ana River across from downtown Riverside, Rubidoux offers older single-story homes and some multifamily properties. Flabob Airport, the Jensen-Alvarado Historic Ranch and Rancho Jurupa Regional Park are all nearby.

Indian Hills and Jurupa Hills

These hillside neighborhoods are built around the Indian Hills and Jurupa Hills country club golf courses, with fairway lots and views across the valley.

Buying a home in Jurupa Valley

In Jurupa Valley, the lot matters as much as the house. Before you write an offer, confirm zoning and animal-keeping rules with the city, and find out whether the home is on public sewer or a septic system, since many older properties use septic. Ask about water service too: parts of the city are served by the Jurupa Community Services District and others by the Rubidoux Community Services District. If you plan to add an ADU, a garage or a barn, check setbacks and verify permits for any existing structures. Jorge can walk you through financing for larger or unusual lots, including first-time buyer programs.

Selling a home in Jurupa Valley

Buyers shopping in Jurupa Valley are usually looking for space, so market the land, not just the square footage. Measure and photograph the usable lot, gates, RV access, corrals, arenas and outbuildings, and pull permits for any additions or converted garages before you list. A pre-listing septic inspection can prevent surprises in escrow. Horse properties should be priced against comparable equestrian sales, not the tract homes down the street. Jorge pairs modern listing marketing that shows off the whole property with a free, current market report for your area.

FAQ

Jurupa Valley is in Riverside County and uses two main ZIP codes: 91752, which covers Mira Loma and is shared with part of Eastvale, and 92509, which covers Rubidoux, Glen Avon, Pedley and nearby areas. Can I keep horses on a property in Jurupa Valley?

Many Jurupa Valley properties, especially in Pedley, Sunnyslope and Glen Avon, allow horses and other animals, and the city has riding trails and public arenas. The rules depend on the exact zoning and lot size, and some HOA tracts prohibit livestock. Confirm animal-keeping allowances with the City of Jurupa Valley planning department before you make an offer.

Is Jurupa Valley a good place to buy a home?

It depends on what you need. Jurupa Valley offers more large-lot and horse-zoned housing than most nearby cities, direct access to I-15 and SR-60, a Metrolink station and Ontario International Airport close by.
