Living in Ontario
Ontario was founded in the 1880s by the Chaffey brothers as a planned irrigation colony, and their design still shows in Euclid Avenue, the wide boulevard with a grassy center median that runs north through downtown toward Upland. The historic core along Euclid holds the 1925 Granada Theatre, the Graber Olive House, established in 1894, and the Ontario Museum of History and Art.
Few Inland Empire cities are this connected. Ontario International Airport sits inside the city, and Interstate 10, the 60, Interstate 15 and Euclid Avenue (SR-83) all cross it. Metrolink stops at the Ontario–East station off Haven Avenue. The same access has made Ontario a major business and entertainment hub, with Ontario Mills, the largest outlet mall in California, Toyota Arena, home of the AHL's Ontario Reign, and the Ontario Convention Center.
South of Riverside Drive, Ontario Ranch is reshaping the city. Planned on former agricultural preserve land between Euclid and Milliken/Hamner avenues, it's billed as the largest master-planned community in Southern California, with communities such as New Haven, Park Place, Grand Park and The Avenue, fiber-optic infrastructure planned in from the start, and parks linked by trails. Elsewhere in Ontario, resale options run from early-1900s homes near downtown to 1980s tracts such as the lake community of Creekside, plus condos and small multifamily buildings.
Schools depend on the address. Ontario is served by Ontario-Montclair School District, Mountain View School District, Cucamonga School District and Chino Valley Unified, with Chaffey Joint Union High School District covering high school across much of the city. With new homes, older homes and condos all competing, prices vary sharply from one area to the next, so ask Jorge for a free, current market report before you decide.
Ontario neighborhoods & communities
New Haven (Ontario Ranch)
Brookfield Residential's master-planned community in Ontario Ranch, with neighborhoods of single-family homes, townhomes and condos, community parks and high-speed fiber internet.
Park Place (Ontario Ranch)
Developed by Lewis Community Developers and Stratham Communities within the Subarea 29 plan, Park Place was the first Ontario Ranch community to get gigabit internet service and features newer single-family homes around parks and recreation amenities.
Grand Park & The Avenue
Two of the newer Ontario Ranch plans, with detached and attached homes; The Avenue also includes planned neighborhood commercial space.
Creekside
A 1980s planned community built around a man-made lake that allows non-motorized boating and catch-and-release fishing, with community pools and tennis courts. Both condos and single-family homes trade here, with HOA dues that vary by sub-association.
Downtown Ontario & Euclid Avenue
The historic core along Euclid Avenue near the Granada Theatre and the University of La Verne College of Law. Expect early-20th-century single-family homes and small multifamily properties on established streets, a draw for investors as well as owner-occupants.
Buying a home in Ontario
In Ontario Ranch, look past the base price. New homes often carry Mello-Roos special taxes and HOA dues, and builder incentives may be tied to using the builder's lender, so compare that offer with an outside loan before you sign. Ask which school district serves the lot and what's planned for the land next door. For resale homes in central Ontario, check the age of the roof, plumbing and electrical, and confirm that any added units or garage conversions are permitted. Jorge's financing knowledge helps first-time buyers compare programs, and his investment background helps if you're eyeing a duplex near downtown.
Selling a home in Ontario
“How do I sell my house in Ontario with new homes going up nearby?” It's a fair question, because resale homes here compete with builders offering incentives and brand-new finishes. Win on price strategy and presentation, and market what new construction often can't match: a bigger lot, a mature street or often no Mello-Roos. Owners of older homes or small multifamily properties near downtown may find investor buyers open to as-is sales, and Jorge's flipping and renovation experience helps you weigh fixing up against selling as-is. Start with a free home valuation built on recent Ontario sales.

Ontario real estate FAQ

What is Ontario Ranch?
Ontario Ranch is the master-planned area in south Ontario, south of Riverside Drive and between Euclid and Milliken/Hamner avenues. Once farmland that the city called the New Model Colony, it's planned for tens of thousands of homes plus parks, schools and shopping. Communities include New Haven, Park Place, Grand Park and The Avenue, with more phases still being built.
Do Ontario Ranch homes have Mello-Roos?
Most new Ontario Ranch communities use Community Facilities Districts, commonly called Mello-Roos, to pay for roads, parks and schools, and most also have HOA dues. Amounts differ by community and even by phase, so ask for the special tax disclosure and HOA budget before you commit. Jorge will help you compare the total monthly cost with an older home that doesn't carry those charges.
Is Ontario a good place to buy a home?
Ontario stands out for location: an international airport, three interstates and freeways, Metrolink service and major shopping and entertainment venues all inside city limits. It also offers an unusual mix of brand-new homes and older, established neighborhoods in one city. Whether it's the right move depends on your budget and commute, so ask Jorge for a free, current market report.
