Living in Moreno Valley

Moreno Valley became a city in 1984, when the communities of Edgemont, Sunnymead and Moreno joined together. It sits just east of Riverside, with Box Springs Mountain and its large letter M on the northwest edge, Lake Perris State Recreation Area to the south and March Air Reserve Base along the southwest side. The eastern half of the city, roughly from Lasselle Street to Gilman Springs Road, was named Rancho Belago in 2007.

Most of the housing went up during the building waves of the late 1980s and the 2000s, so the market is dominated by detached single-family homes with garages and yards. Sunnymead Ranch adds a private lake and clubhouse, and Moreno Valley Ranch, planned in the 1980s beside Lake Perris, has HOA-maintained pools, parks and open space. Older homes in Edgemont and Sunnymead often need updating, which can create value for buyers willing to renovate.

SR-60, known locally as the Moreno Valley Freeway, crosses the north side of the city toward Riverside and Beaumont, and I-215 runs along the west side toward San Bernardino and Menifee. The Moreno Valley/March Field Metrolink station, just west of city limits, connects to Riverside, Perris and Los Angeles on the 91/Perris Valley Line, and Riverside Transit Agency runs local buses.

The city is also a major job center. March Air Reserve Base, Riverside University Health System Medical Center, Kaiser Permanente's Moreno Valley hospital and large distribution centers are all here. Moreno Valley College is in town and UC Riverside is a short drive west. Public schools are mainly Moreno Valley Unified and Val Verde Unified, with a small area in San Jacinto Unified. The Moreno Valley Mall stands on the site of the former Riverside International Raceway.

Moreno Valley neighborhoods & communities

Sunnymead

One of the city's original communities, in north-central Moreno Valley near SR-60. Older single-family homes on established streets sit close to the mall and freeway on-ramps, and many are good candidates for renovation.

Edgemont

On the west edge next to Riverside and the 60/215 interchange, at the foot of Box Springs Mountain. Expect older homes, some multifamily properties and larger parcels, with a quick drive to UC Riverside.

Sunnymead Ranch

A master-planned community in the northern hills with a private, stocked lake, clubhouse, pools and sports courts maintained by the HOA. Housing is mostly detached single-family homes on curving streets.

Moreno Valley Ranch

A 1980s master plan beside Lake Perris State Recreation Area, with HOA-maintained parks, pools and open space and easy access to the lake's beaches, campgrounds and trails.

Rancho Belago

The eastern half of the city, from about Lasselle Street to Gilman Springs Road. It holds many of Moreno Valley's newer subdivisions, some larger rural parcels and views toward the San Jacinto Mountains.

Buying a home in Moreno Valley

Moreno Valley covers a lot of ground, so narrow your search by the freeway you'll use most. If you work toward Riverside, Orange County or Los Angeles, the west side near I-215 and the Metrolink station can save real time. Ask whether the home is in an HOA, as in Sunnymead Ranch and Moreno Valley Ranch, or carries Mello-Roos taxes, which are common in newer tracts. Homes near March Air Reserve Base can sit under flight paths, so visit at different times of day and read the airport disclosures. Jorge can explain FHA, VA and down payment assistance options in plain terms.

Selling a home in Moreno Valley

Buyers in Moreno Valley compare a lot of similar homes, so condition and presentation make the difference. Fix deferred maintenance, refresh paint and landscaping, and get permits in order for patio covers, room additions or garage conversions before listing. If your buyer uses FHA or VA financing, the appraiser will flag safety items such as missing handrails or peeling paint, so handle them upfront. In HOA communities, request the HOA documents early so escrow isn't delayed. Jorge prices your home from recent sales in your part of the city; ask for a free, current market report.

FAQ

Moreno Valley real estate FAQ

What ZIP codes does Moreno Valley have?

Moreno Valley is in Riverside County, and its ZIP codes fall in the 92551 to 92557 range. Most homes are in 92551, 92553, 92555 or 92557, and 92555 covers much of the east side, including Rancho Belago. Because ZIP lines don't always match neighborhood names, Jorge confirms the exact location and school district for every address.

Is there a Metrolink station in Moreno Valley?

Yes, just outside city limits. The Moreno Valley/March Field station sits next to I-215 near March Air Reserve Base and is served by the 91/Perris Valley Line, which runs through downtown Riverside and Orange County to Los Angeles Union Station, and south to Perris. It's a practical option if you want to skip some freeway time.

Do homes in Moreno Valley have HOAs or Mello-Roos?

Many don't, especially older homes in Sunnymead and Edgemont. Planned communities like Sunnymead Ranch and Moreno Valley Ranch have HOA dues that cover shared amenities such as lakes, pools and parks, and some newer tracts carry Mello-Roos (CFD) special taxes. Always ask for the HOA documents and the property tax bill so you know your full monthly cost.

Is Moreno Valley a good place to buy a home?

Moreno Valley has a large supply of single-family homes, two freeways, a nearby Metrolink station, Lake Perris and major employers including March Air Reserve Base and two hospitals. It works well if you want a detached home with a yard within reach of Riverside. To see today's prices and the pace of sales in the areas you like, request a free market report from Jorge.
