What a Spanish-language home purchase or sale looks like

Most of the paperwork in a California home purchase or sale, from the purchase agreement to the seller disclosures and escrow instructions, is written in English. Working with a Spanish-speaking real estate agent doesn’t change that paperwork. It changes whether you truly understand it before you sign.

With Jorge, the conversations happen in the language you’re most comfortable with. He walks you through each contract and disclosure in Spanish, section by section: what it says, what it commits you to, which deadlines matter and what to ask. When a question belongs with a lender, an escrow officer, an attorney or a tax professional, he tells you so and helps you bring the right questions.

Plenty of families mix languages, and that works too. A meeting can start in English with you and switch to Spanish the moment your mom has a question, so nobody has to play interpreter at the kitchen table.

The process

How working with Jorge in Spanish works

  2. Make a plan together

Jorge goes through every contract and disclosure with you in Spanish and flags anything to ask your lender, escrow officer or an attorney.

  4. Close with confidence

Updates in each person’s preferred language through inspections, appraisal and escrow, all the way to closing day.

California protections worth knowing

  • Spanish loan disclosures. Since January 1, 2019, California Civil Code section 1632.5 has required a covered lender (such as a state-licensed mortgage lender or a state-chartered bank or credit union) that negotiates a home loan primarily in Spanish to give the borrower a Spanish translation of the Loan Estimate and Closing Disclosure whenever federal rules require those forms. The law doesn’t apply to federally chartered banks, credit unions, savings banks or thrifts, or when you negotiate the loan through your own interpreter. If your loan conversations are in Spanish, ask your lender whether it will provide them.
  • A notary is not a lawyer. A California notary public who isn’t an attorney can’t give legal advice, and state law (Government Code section 8219.5) prohibits notaries from translating “notary public” into Spanish as “notario” or “notario público.” For legal questions about a contract, title or an inheritance, talk to a licensed attorney.
  • Wire fraud doesn’t care what language you speak. Never wire money because of an email or text, even one in Spanish that looks official. Call your escrow officer at a number you already know before sending funds.

FAQ

Frequently asked questions

Can I buy or sell a home entirely in Spanish?

The conversations can be, yes. Meetings, negotiation strategy, updates and the explanation of every document can all happen in Spanish. Most California contracts and disclosures are written in English, so Jorge goes through each one with you in Spanish before you sign, and points out anything you should confirm with your lender, escrow officer or an attorney.

Can my parents or other relatives join our meetings?

Yes, and Jorge encourages it when they are part of the decision. Relatives can join in person, by phone or by video call, and each person can follow along in the language they prefer. Keep in mind that anyone who will be on the loan or the title signs their own documents, so they should hear the explanations firsthand.

Do you work with Spanish-speaking lenders and escrow officers?

When they’re available, Jorge can introduce you to loan officers and escrow staff who speak Spanish. He isn’t a lender, so the choice of lender is always yours, and it’s smart to compare more than one. Whoever you choose, he helps you understand their paperwork and keeps everyone working toward the same closing date.

Is Jorge a certified translator or interpreter?

No. Jorge is a licensed California real estate agent (DRE #01739762) who speaks Spanish fluently and explains real estate documents and steps in Spanish. He doesn’t give legal or tax advice. For questions about title, wills, taxes or immigration, he’ll suggest a qualified attorney or tax professional, ideally one who also speaks Spanish.

Do you also work with clients who prefer English?

Of course. Jorge works with buyers, sellers and investors in English, Spanish or both, and many of the families he helps switch between the two. If a relative would rather read everything in Spanish, Jorge’s full website is available in Spanish too, with the same services and guides.

General information only, not legal, tax or lending advice. Jorge Viteri is a licensed real estate agent, not an attorney, certified translator, lender or tax professional. Laws and lender practices change; confirm details with the appropriate licensed professional.
