Living in Murrieta

Murrieta incorporated on July 1, 1991, though its historic downtown along Washington Avenue dates to the late 1800s. The city is bordered by Temecula to the south, Wildomar and Menifee to the north and unincorporated French Valley to the east, while the Santa Rosa Plateau rises along its western edge.

Housing expanded quickly after I-15 opened through the valley in the 1980s, and the population more than doubled between 2000 and 2010. The result is a mostly single-family market with real variety: guard-gated Greer Ranch, the Bear Creek golf community, large rural-residential lots in Los Alamos Hills, older homes near the historic downtown and many newer tracts on the east side toward Winchester Road. HOA dues and Mello-Roos taxes are common in the newer east-side communities.

The freeway junction is Murrieta's biggest practical advantage. I-15 runs through the west side toward Corona and San Diego County, I-215 runs up the east side toward Menifee, Riverside and Moreno Valley, and State Route 79, Winchester Road, forms much of the eastern edge. French Valley Airport sits just east of the city, and two hospitals, Loma Linda University Medical Center–Murrieta and Rancho Springs Medical Center, are in town.

Most of the city is in Murrieta Valley Unified School District, with some areas in the Menifee Union and Perris Union High districts. Outdoor space includes the Santa Rosa Plateau Ecological Reserve, with oak woodlands and trails on the western edge, dozens of city parks with two disc golf courses, California Oaks Sports Park and Town Square Park next to City Hall and the public library.

Murrieta neighborhoods & communities

Greer Ranch

A guard-gated community off Clinton Keith Road with 24-hour gate staff, a lap pool, spas, parks and hiking and biking paths. Homes are mostly larger single-family residences with hill views and HOA dues.

Bear Creek

A gated community in west Murrieta built around the Jack Nicklaus-designed Bear Creek Golf Club, with large single-family homes along the fairways and optional club memberships.

Los Alamos Hills

Along Los Alamos Road near Los Alamos Hills Sports Park, this area offers usable acreage, rural-residential zoning that may allow horses and other animals, and riding trails. Verify animal limits with the city.

Historic Downtown

Murrieta's original townsite along Washington Avenue has older homes on a mix of lot sizes, local restaurants and shops, and a main-street setting that predates the master-planned tracts.

La Cresta

West of the city in unincorporated Riverside County but with Murrieta mailing addresses, La Cresta has homes on multi-acre parcels, equestrian trails and open space next to the Santa Rosa Plateau. Septic systems are common.

French Valley and Winchester

East of Murrieta along Winchester Road, these unincorporated communities are filled with newer master-planned tracts, often with HOA dues and Mello-Roos. Jorge recently sold a home in Winchester for $655,000.

Buying a home in Murrieta

Murrieta's two freeways split the city in a practical way: the west side near I-15 suits a drive toward Corona or San Diego County, while the east side near I-215 is closer to Riverside and Menifee. Decide which matters more before you tour. In the newer east-side tracts, get the HOA and Mello-Roos amounts upfront. For rural lots in Los Alamos Hills or La Cresta, confirm whether the property is inside city limits or in the county, since zoning, animal rules and permits differ, and check septic, wells and road maintenance. Jorge can walk you through financing for acreage and standard homes alike.

Selling a home in Murrieta

Many Murrieta buyers will also tour new construction in French Valley and Winchester, so emphasize what an established home offers: mature landscaping, a finished yard, views and, in many cases, lower or no Mello-Roos. Market gated and golf-course homes with the community's amenities front and center, and give acreage buyers clear information on zoning, animal-keeping and utilities. Have HOA documents and permits ready before you list. Jorge combines modern listing marketing with pricing based on true neighborhood comparables; request your free, current market report.

FAQ

Murrieta real estate FAQ

What ZIP codes are in Murrieta?

Murrieta is part of Riverside County. ZIP code 92562 generally covers the west side, including the historic downtown, and 92563 generally covers the east side; 92564 is used for post office boxes. Some homes in unincorporated La Cresta and French Valley also carry Murrieta mailing addresses, so Jorge always confirms city limits and school districts for each property.

Do homes in Murrieta have Mello-Roos?

Some do. Mello-Roos (CFD) special taxes are common in newer communities, especially on the east side and toward French Valley. Many older homes, including those near the historic downtown and some west-side tracts, have none or smaller amounts. The figure varies by tract, so check the property tax bill before you write an offer.

Can I find horse property in Murrieta?

Yes. The Los Alamos Hills area has larger lots with rural-residential zoning and riding trails, and the unincorporated La Cresta area west of the city offers multi-acre parcels near the Santa Rosa Plateau. Animal-keeping rules depend on whether the property is in the city or the county and on its zoning, so verify them before you buy.

Is Murrieta a good place to buy a home?

Murrieta offers access to both I-15 and I-215, two hospitals, the Santa Rosa Plateau and housing that ranges from guard-gated communities to acreage and newer tracts. Whether it's right for you depends on your commute and budget. Jorge can put together a free, up-to-date market report covering the specific Murrieta neighborhoods you're considering.

Is there a Spanish-speaking real estate agent in Murrieta?

Yes. Jorge Viteri is fully bilingual and offers complete service in Spanish for buyers and sellers in Murrieta and the surrounding area, including French Valley and Winchester, where he recently sold a home. He is a licensed California real estate agent (DRE #01739762) based in Chino and has been in real estate since 2006.
