Living in Riverside

Riverside is the seat of Riverside County and the birthplace of California's navel orange industry, a history you can still see along Victoria Avenue and at California Citrus State Historic Park in Arlington Heights. Downtown centers on the landmark Mission Inn, the Fox Performing Arts Center and the Riverside Municipal Auditorium, and Mount Rubidoux rises just west of downtown with one of the city's most popular hikes.

The city has more than two dozen official neighborhoods, and housing changes dramatically from one to the next. The Wood Streets and other areas near downtown hold pre-war Craftsman and Revival homes. Canyon Crest and Alessandro Heights offer hillside homes with views. Arlington Heights keeps a rural greenbelt where lots are generally five acres or more. Orangecrest and Mission Grove in the southeast are mostly newer, planned single-family neighborhoods built since the 1980s.

Commuters rely on the 91 toward Orange County and Los Angeles, the 60 and the 215 to the east and north, and Interstate 15 just west of the city. Metrolink has three Riverside stations, Riverside–Downtown, Riverside–La Sierra and Riverside–Hunter Park/UCR, with service toward Los Angeles, Orange County and Perris. Ontario International Airport is a short drive northwest, and March Air Reserve Base borders the city's southeast side.

Higher education is a big part of city life, led by the University of California, Riverside and Riverside City College. Public schools are run mainly by the Riverside Unified School District and the Alvord Unified School District, which serves parts of the west side. For the outdoors, Sycamore Canyon Wilderness Park, Fairmount Park, Box Springs Mountain and the Santa Ana River trail are all within reach.

Riverside neighborhoods & communities

Wood Streets

Just southwest of downtown across the Tequesquite Arroyo, the Wood Streets are lined with homes built almost entirely before World War II, from Craftsman bungalows to period Revival styles, on mature, tree-shaded blocks.

Canyon Crest

One of Riverside's largest neighborhoods, Canyon Crest climbs into the hills near UC Riverside with modern subdivisions, condos, Canyon Crest Towne Centre and trail access to Sycamore Canyon from Sycamore Highlands Park.

Orangecrest

A master-planned neighborhood in southeast Riverside on former citrus land, Orangecrest is predominantly single-family homes built since the mid-1980s, with Orange Terrace Community Park, its community center and library, and shopping at Trautwein Road and Van Buren Boulevard.

Mission Grove

Built mostly after the 1980s, Mission Grove offers tract homes with three-car garages and side yards, plus condos and townhomes, near Mission Grove Plaza and the trails of Sycamore Canyon Wilderness Park.

Arlington Heights

Riverside's protected greenbelt has the lowest density in the city, with lots generally five acres or larger, working citrus groves and historic Victoria Avenue, plus homes set among the orchards.

La Sierra

On the city's western edge, La Sierra mixes single-family homes, some larger rural-style lots and the Riverwalk master plan, close to the Galleria at Tyler and the Riverside–La Sierra Metrolink station.

Buying a home in Riverside

Riverside is big enough that two homes at the same price can be completely different, so before you tour homes for sale in Riverside, decide what matters most: commute direction, lot size, age of the home or school district. If you work in Orange County, a home near the 91 or a Metrolink station can save time. Pre-war homes in the Wood Streets and around downtown deserve specialized inspections, and you should ask whether the property sits in a historic district. In Orangecrest, Mission Grove and other newer areas, check for HOA dues and special assessments. Jorge can line up pre-approval and first-time buyer programs.

Selling a home in Riverside

Riverside buyers shop by neighborhood, so your listing needs to speak to whoever is searching yours, whether that's Craftsman character in the Wood Streets, views in Canyon Crest or space in Arlington Heights. Jorge prices with comparable sales from your specific neighborhood, prepares disclosures early and uses professional photography, video and targeted online ads in English and Spanish. On older homes, a pre-listing inspection can head off surprises in escrow; for acreage or multifamily, his experience with land and investment properties helps you reach the right buyer.

FAQ

Riverside real estate FAQ

What ZIP codes are in Riverside?

The City of Riverside's main residential ZIP codes are 92501, 92503, 92504, 92505, 92506, 92507 and 92508. Some nearby addresses with a Riverside mailing address, such as parts of Woodcrest and Highgrove, are unincorporated county areas rather than city neighborhoods, which can affect services and taxes. Jorge can confirm the jurisdiction for any property you're considering.

Can I commute from Riverside to Orange County or Los Angeles by train?

Yes. Riverside–Downtown is served by Metrolink's Riverside Line toward Los Angeles, the Inland Empire–Orange County Line and the 91/Perris Valley Line. Riverside–La Sierra, on the west side, offers trains toward Corona and Orange County, and Riverside–Hunter Park/UCR serves the 91/Perris Valley Line. Living near one of these stations can make a long commute far more manageable.

How do I sell my house in Riverside if it's an older home?

Older homes in the Wood Streets, downtown and Magnolia Center sell best with their story told well. Gather permits and receipts for updates, consider a pre-listing inspection for the roof, plumbing and foundation, and check whether the home is in a historic district. Jorge then prices it against comparable homes of the same era and markets its original details professionally.

Is Riverside a good place to buy a home?

Riverside offers the largest selection of housing in the Inland Empire, from pre-war bungalows to five-acre greenbelt parcels, plus UC Riverside, three Metrolink stations, the 91, 60 and 215 freeways and a historic downtown. The right neighborhood depends on your budget and commute, so ask Jorge for a free, current market report before deciding where to focus.

Is there a Spanish-speaking real estate agent in Riverside?

Yes. Jorge Viteri is fully bilingual and works with Riverside buyers and sellers in Spanish from start to finish. A licensed California agent (DRE #01739762) in real estate since 2006, he handles single-family homes, multifamily properties and land, with sales ranging from $405K to $1.3M, and he explains every contract and loan document clearly.
