Loan options and programs worth knowing

Every buyer’s situation is different, and program rules, limits and funding change often. These are the main paths Jorge walks first-time buyers through.

FHA loans

Government-insured loans with low down payment requirements and more flexible credit guidelines. Popular with first-time buyers.

Low down payment conventional

Some conventional programs allow as little as 3% down for qualified buyers, with mortgage insurance that can be removed later.

VA & CalVet loans

For eligible veterans and service members: VA loans can require no down payment at all.

CalHFA programs

The California Housing Finance Agency offers first mortgages and down payment and closing cost assistance for qualifying buyers.

County & local assistance

Riverside County and some Inland Empire cities periodically offer down payment assistance, usually with income and price limits.

Buying with family

Co-borrowers and gift funds from relatives can help you qualify or cover your down payment, within each loan’s rules.

First-time buyer myths Jorge hears every week

“I need 20% down.”

Many buyers put down far less, and assistance programs can help with the rest.

“My credit has to be perfect.”

Some loan programs accept moderate credit scores, and a few months of planning can make a big difference.

“Renting is cheaper.”

Sometimes, but every rent check builds your landlord’s equity. Jorge helps you compare honestly.

“I’m self-employed, so I can’t qualify.”

Self-employed buyers can qualify with the right documentation, and there are lenders who specialize in it.

No Social Security number? You may still be able to buy with an ITIN.

FAQ

Frequently asked questions

Who counts as a first-time home buyer?

For most programs, a first-time buyer is someone who hasn’t owned a home in the past three years, so you may qualify even if you owned a home long ago. Each program has its own definition, so check the specific rules.

How much money do I need to buy my first home?

Plan for a down payment, closing costs and some reserves. With low down payment loans and assistance programs, many buyers need much less than 20%. A lender can give you an exact estimate after pre-approval.

What credit score do I need to buy a house?

Requirements vary by loan type and lender. FHA loans are generally more flexible than conventional loans. If your score needs work, Jorge can connect you with resources to improve it before you apply.

Are there down payment assistance programs in the Inland Empire?

Yes. California’s CalHFA offers statewide assistance, Riverside County and some cities run their own programs from time to time, and nonprofit agencies serve San Bernardino County buyers. Funding, eligibility rules and limits change, so Jorge works with lenders who track what is currently available.
