ITIN home loans

Yes, you may be able to buy a home with an ITIN

Many hard-working families in the Inland Empire file taxes with an Individual Taxpayer Identification Number (ITIN) and assume homeownership is out of reach. It often isn’t. Jorge explains how ITIN mortgages work and connects you with lenders who offer them.

What is an ITIN mortgage?

An ITIN mortgage is a home loan for borrowers who don’t have a Social Security number but do have an ITIN issued by the IRS. These loans are offered by specific banks, credit unions and lenders as non-QM (non-qualified mortgage) or portfolio loans, rather than through FHA or other government programs.

Because they fall outside the standard loan programs, ITIN loans usually require a larger down payment and carry higher interest rates than conventional loans. Terms vary widely from lender to lender, which is exactly why working with an agent who knows this market matters.

What lenders typically look for

A valid ITIN

Issued by the IRS, along with government-issued photo ID such as a passport or consular ID.

Tax returns

Usually the last two years of tax returns filed with your ITIN, showing steady income.

Down payment & reserves

Often a larger down payment than standard loans, plus savings documented in a bank account.

Credit history

A credit score, or alternative credit such as rent, utility and phone payment history, depending on the lender.

  • A legitimate lender gives you a written Loan Estimate. Read it, and ask Jorge to review it with you.

FAQ

Frequently asked questions

Can I get a mortgage without a Social Security number?

In many cases, yes. Some lenders offer ITIN mortgage programs for borrowers who file taxes with an ITIN. Approval depends on your income documentation, credit, down payment and the lender’s guidelines, so it’s best to talk with a lender who specializes in these loans.

How much down payment do I need for an ITIN loan?

It varies by lender and by your overall profile, but ITIN loans generally require more money down than FHA or low down payment conventional loans. A lender can tell you the exact amount once they review your documents.

Can I use FHA or down payment assistance with an ITIN?

Government-backed loans such as FHA generally aren’t available to ITIN borrowers, and many assistance programs have their own eligibility rules. A specialized lender can tell you what applies to your situation.

Can my family buy the house with me?
