Living in Menifee
Menifee incorporated on October 1, 2008, bringing Sun City, Quail Valley, Romoland and the rest of the Menifee Valley under one city government. It runs along I-215 between Perris to the north and Murrieta to the south, with Canyon Lake to the west and the unincorporated Winchester area to the east.
Housing here is newer than in much of the Inland Empire. Sun City, which Del Webb began building in the early 1960s, has single-story homes on mature, level streets. Menifee Lakes, Heritage Lake and Audie Murphy Ranch were built as master-planned communities with lakes, golf, pools and parks, and new-construction tracts continue to fill in remaining open land around the city. Quail Valley, by contrast, has hilly terrain and older homes on larger, irregular lots.
I-215 is the main route, connecting north to Riverside, Moreno Valley and San Bernardino and south to Murrieta, Temecula and I-15 toward San Diego. State Route 74 crosses the northern part of the city. The Perris–South Metrolink station, the end of the 91/Perris Valley Line, is a short drive north, and Ontario and San Diego airports are both within driving range.
Mt. San Jacinto College's Menifee Valley Campus, Menifee Global Medical Center and the Menifee Countryside Marketplace are all in town, and the city maintains dozens of parks, including Central Park and the Gale Webb Action Sports Park. Public schools are split among the Menifee Union and Romoland school districts for kindergarten through eighth grade and the Perris Union High School District for grades 9 through 12, so check the boundaries for any address you're considering.
Menifee neighborhoods & communities
Sun City
In the northwest part of the city, Del Webb planned Sun City in the early 1960s as a 55-and-over community, and age restrictions still apply in parts of it. Expect single-story homes on level streets, mature trees and the Sun City Library; verify the rules for any specific home.
Menifee Lakes
Built around the Menifee Lakes Country Club golf course and a series of man-made lakes, with single-family homes, some gated enclaves such as Menifee Greens and quick access to Newport Road shopping.
Audie Murphy Ranch
One of Menifee's largest master plans, covering roughly 1,100 acres with newer single-family homes, community pools, parks and a skate park. Expect both HOA dues and Mello-Roos special taxes.
Heritage Lake
Organized around a lake of about 25 acres with a walking path, clubhouse and pool, Heritage Lake offers relatively new single-family homes with waterfront and lake-view lots.
Quail Valley
In the western hills toward Canyon Lake, Quail Valley has older homes, larger and irregular lots and a rural setting. Check sewer or septic, road access and permits carefully.
Romoland
In the north near SR-74 and the Perris city line, Romoland mixes older rural parcels with newer tracts and is home to Heritage High School.
Buying a home in Menifee
In Menifee, compare the full monthly cost, not just the price. Many newer tracts carry both HOA dues and Mello-Roos (CFD) special taxes, which can make a lower-priced new home cost more each month than a resale nearby. If you're touring new construction, bring your own agent on your very first visit to the sales office, since many builders require that, and read the purchase contract and incentives carefully; incentives are often tied to the builder's preferred lender. In Sun City and Quail Valley, check the age of roofs, plumbing and HVAC on older homes and confirm any tract-specific restrictions.
Selling a home in Menifee
When you sell in Menifee, you are often competing with builders offering incentives on brand-new homes a few streets away. Answer that by highlighting what a resale already has: finished landscaping, window coverings, a completed backyard and an established street, sometimes with lower or no Mello-Roos. Have your HOA documents and property tax bill ready, and price against resale comparables in your own community rather than builder base prices. Jorge uses modern listing marketing to reach buyers weighing new versus resale; ask him for a free, current market report.

FAQ
Menifee real estate FAQ
Do homes in Menifee have Mello-Roos taxes?
Many newer homes do. Master-planned communities and new-construction tracts in Menifee commonly have Mello-Roos (Community Facilities District) special taxes on top of HOA dues, while many older homes in Sun City and Quail Valley don't. The amount varies by tract and can be significant, so ask for the property tax bill before you make an offer.
Should I buy new construction or a resale home in Menifee?
Both are widely available. New construction offers a builder warranty and modern floor plans, but often comes with higher Mello-Roos, an unfinished yard and a wait for completion. Resale homes usually include landscaping and upgrades and leave more room to negotiate. Jorge can compare the true monthly cost of each option and represent you at the builder's sales office.
What ZIP codes are in Menifee?
Menifee is in Riverside County. Most of the city uses ZIP codes 92584, 92585, 92586 and 92587, and a small eastern portion shares 92596 with Winchester. Sun City is generally 92586, and Quail Valley is 92587. Because ZIP codes don't follow city limits exactly, Jorge confirms the city and school districts for every address.
Is Winchester part of Menifee?
No. Winchester is an unincorporated community in Riverside County just east of Menifee, with many newer subdivisions, several of which carry HOA dues and Mello-Roos taxes. If you're comparing the two, Jorge recently sold a home in Winchester for $655,000 and can walk you through the differences in taxes, schools and commute.
Is there a Spanish-speaking real estate agent in Menifee?
Yes. Jorge Viteri is fully bilingual and offers complete service in Spanish, including builder contracts, HOA documents and Mello-Roos disclosures. He is a licensed California real estate agent (DRE #01739762) based in Chino, serves Menifee and the wider Inland Empire, and has been in real estate since 2006.
